About Me
Casey Cavell is a successful entrepreneur, real estate investor, consultant, and motivational speaker. He has worked hard for everything he has achieved in life and at the age of 24, is on his way to becoming one of the most successful professionals in the commercial real estate investing industry. Born on June 11, 1985 in Fort Lauderdale, Florida and the oldest of three siblings, he is an avid sports fan with a passion for everything he does in life.
Casey grew up in North Webster, Indiana with his siblings and his parents, Bruce and Joy Cavell. He attended Concordia Lutheran High School and was a member of the baseball team as well as an All-State Scholar Athlete. After graduating in 2003, he attended Goshen College for two years where he played baseball. He then transferred to Purdue University. While at Purdue, two significant events happened to Casey. First, at the age of 19, he read his first professional book, ‘Super System’ by Doyle Brunson and decided to educate himself on the ‘real world’. Then in 2007, he obtained his real estate license: a goal he had set for himself in the 8th grade and proved once again that passion and a drive to succeed are at the core of who he is as an individual.
At 22 years old, only six months after leaving college, Casey purchased his first property. Instead of residential real estate, he purchased an undermanaged apartment building with a motivated seller. The true confirmation of Casey’s success with his first purchase came with the increase in occupancy rates, rent and property value. He was even able to pull out significant cash during the refinance. He still owns the property today and it continues to generate significant cash flow each month.
In 2008 and the first part of 2009 Casey spent most of his time learning as much as possible from professionals in the commercial real estate industry. In March of 2009, he purchased his second property, a 255 unit self storage facility in Danville, Illinois for no money down. In just three months as the new owner, Casey increased the occupancy rate for Always Open Storage to 95%, an increase of 30% from its previous occupancy rate. He attributes much of what he has learned about the industry to Scott Meyers, hometown investor and nationwide self storage teacher. Scott, in turn, took notice of Casey’s success as a commercial real estate and self storage owner and took him on as his right hand man in acquisitions.
In February 2010 Casey purchased a 498 unit self storage facility in Covington, Georgia and has rebranded it to his Always Open Storage name. This property was amazing purchased with no money down and will provide first year cash flow of $101,000. The property was also purchased simultaneously with a 20,000 sq foot retail building at the same location for pennies on the dollar. Both properties were purchased with favorable seller financing with no debt payments for the first 18 months. This was a true win-win situation which Casey specializes in achieving with all business relationships.
Also in February 2010 Casey formed Payment Reminder Solutions, LLC. Their main product the Payment Reminder Pro has been used by self storage management experts nationwide and has been accredited with helping storage facilities across the country ramp up their collections and improves cash flows.
