To catch you up to date, I have been working on a house since October and it has been a learning experience. It is my 9th house and I did a lease option on it (to buy it) and will turn around and do another lease option on it with a shorter time frame than mine.

Bathroom detail
Today, I worked in the new masterbath. I finished the baseboards, put in a boarder of sea shells across the top, put the door knob on (after painting the door), the faucets to the pedistal sink - it helps to have little hands! I hung the paper roller and a brass hand towel holder. Wanna see pictures? Take a look in my photo and tell me what you think.
My biggest mistake so far

So far, my biggest mistake has been buying a piece of property without getting it surveyed. Actually, I haven't had any of my properties surveyed yet! I have 10 properties and 3 of them have land (3 acres, 5 acres and this 7.75 acres). The rest are in town and very clear where the lines are drawn.

Little by little

Today I worked in the new laundry room that I added on to the house. It wasn't an "add on" to the house, rather a change of rooms that allowed a laundry room to be added to the house.
Most of one wall was taken down to open the room and I spent the day cutting the wall straight, trimming it out and mudding it. The rest of the walls in the room, I finished sanding out and painted. Landlord tricks to get rent in?

I wonder if you landlords have any tricks up your sleeve to get your renters to pay on time!?
I came up with something I'm trying with my renters and my lease option people and it is starting to work.
Here's how it works:
Every month I put the names of my renters/lease option WHO pay their rent on time, in a hat for a drawing. I started in Jan 07 and the winner got a $5.00 gift certificate. Each month it increases $5.00 for the next 2 years.

One of the steps I've just taken, was to buy quick books pro and now hiring someone to set up the accounts for me. I'm wondering what program you use? If you like it and how hard was it to set up? I'm finding that quickbooks pro 2007 doesn't make it easy to set up for real estate. Don't tell me that I can't do it!

Today I was working on my house and in one bathroom, the ceilings need to be sheetrocked. A friend told me I needed three people to do it. I decided to do it myself.
Do you know how it is when someone tells you that it can't be done, and you say it can? That's what I did. I figured out a plan on how to hold a 4'x5.5' piece of 1/2" sheetrock above my head and screw it into place. It wasn't easy and as soon as I got it up over... continue reading >>
