I fixed it!

My last blog had my new website in it and I didn't put it in correctly. Thanks for bringing that to my attention...
it's www.shopgbg.com/crystalwill2
this is an 'edit' to fix my last blog and let you know it's correct now!
I will keep this real estate blogs only. I just wanted to fix my mistake.
Back to fixing up the house!!! LOL (actually, I'm still unpacking boxes)!

I'm back!
After 'taking a break' for awhile, I'm back!
I'm moving into the house that the tenants trashed until I can get if fixed back up. This frees me one house mortgage that I was/am living in. I have renters moving in my home, so I can return one day to it.
I'll keep you posted on where things lead from here!
Quitting or just getting my 2nd wind?

It's been a while since I've blogged on my real estate business. It's been a struggle lately and I've pondered on what to do next.
I've gotten many of the houses that I had empty (all at one time) filled. That is a good thing because paying all of those mortgages out of my own pocket was about to sink me. I still have two left. One, I just finished fixing it back up after 2 year term on renters and looking for someone to move in. I hope to fill this house... continue reading >>
Some good news

I found someone to move into one of my empty houses. She and her 2 twin 12 year olds are helping me (sweat equity) to clean up and get the house ready for her housing inspection.
She is actually doing a rent to own through housing. Has anyone had experience with Section 8 doing rent to own? They are helping her fix her credit and own her own home. Since I'm very short on time and cash, I've given her a break on the downpayment to come everyday and help me fix the house... continue reading >>
Tough Times? Feeling any pain?

I'm having a tough time and wondering if anyone else is?
I finished the fire house and it's all well and good except the $8K survey shocker I didn't know about till recently. (they want payment in 10 days).
Another mortgage that I've been paying $541.00 per month for the past 4 years all the sudden pops up with a payment due of $678.00 from here on out! Flipping out over that, I call to find out why my 30 year fixed 5.5% mortgage loan is hiking up like this and it's because of... continue reading >>
the final chapter of the survey soga

Well, it's been a good year and a half, dealing with my story of the survey issue. The same property is the one that caught on fire during Christmas and we've been rebuilding. I've been blogging on both situations.
I guess today is the final chapter of the survey issue. The bill. I've already paid $2,000 on getting this survey done. The bill today?! $4,830.00 MORE... If I wasn't already so dead tired today of trying to fight with the mortgage company to come inspect the house so I can have my last... continue reading >>
Inspectors and things like that!
Preview:
Thanks for all the interest in my last blog. The inspector showed up at 10am this morning and my crew guys pulled it all off. The plumber finished JUST as the inspector pulled in the driveway.
He passed the house quickly and put on his green sticker, so we can call the electrician. WHOO HOOO!
I called the new rent to owner and he loaded up and started moving in right away. Of course, there is no power, but he's been paying for storage on his new furniture. He was happy to get... continue reading >>

Today was the big day for the county's inspection for the final. We didn't pass it. It was simple little things, but alittle annoying, so I'll pass it on. I am not sure if it is the same in other states or even counties, but here is why I didn't pass inspection.
1. I didn't have 911 address on house or in the yard. SINCE I did have the number on the mailbox, he would have let that slide.
2. 3 of the breakers in the house breaker box were GCIF... continue reading >>
the "will this never end" stage

For those of you who rehab your houses, do you get that 'will this ever end' feeling toward the end?
Today, the electrician finished his job, EXCEPT the job of hooking up the water heater. The plumber was suppose to begin on Monday and he isn't even answering my phone calls, much less shown up yet. My crew guys have gone off to other jobs and they have a few more things left to finish up, which the list seems to be getting longer as I find more things (very little cosmetic things) wrong as I... continue reading >>

I'm still here!

Well, I have moved into my rental house that was destroyed from my past tenants. Things are improving here day to day.
I've gotten a fridge and stove for the house (it's HARD living without those things, we take for granted!). I've gotten 3 rooms in carpet from a huge roll I got free for taking it out of someone's home. Most rooms are painted now. So, it's getting there.
I'm really feeling the crush of the real estate crash right now. I know it's a great time to BUY houses,... continue reading >>
