Patrick Simmons is a native Floridian born on May 21, 1968 at Tampa General Hospital. He was raised in Dover, just outside of Plant City, Fl. Patrick's first job was working for his Granddad's construction company "Kal-Mar Construction" established in 1967 in Tampa. From there he went on to years working in retail sales and management. After getting out of retail, Patrick entered the field of real estate. He was vice-president of Unigroup/Commercial Equity Group, a real estate investment and rehabilitation company. The company had both residential and commercial property for sale and rental across three counties in Florida. In 2001, Patrick started working in finance and lending, while continuing to work as a consultant on real estate projects. During this time, ComResInvestmentswas formed. Today Patrick deals with both national and International business and looks to continue the expansion of ComResInvestments in the future.

Ok I am truly green at this and looking for help. I believe I have a potential deal for the right investor, only I am stuck on how to find one so here goes;

I have a 3 acre working ranch with 2 trailers for workers lodging, large enclosed barn w/ 6-8 stalls, establish wash and tack tack area 2 arenas, and 25-30 outside covered stalls. Has 3bd/2bth +den/office house and needs TLC. Has approx. $100k in equity. Owner is behind on payments x5 and will let go for payment of back = fees and second mortgage. Can someone help me find the right buyer/investor?

Hello my name is Edison S. Francis and i am new to real estate investing, i have been doing research and reading any and every book i can get my hands on about real estate. But there is so much information and "gurus" out their that i didnt know what are who to believe. So i have decided to invest in apartment complexes, i like the idea of having a cashflow. So i went out and took so action, i found a 9 unit apartment building with a realtor, this is what i found out. The asking price is $360,000....the rents are $6500 a month($78,000 yr)....expenses are $1,725.00 a month($21,000yr)....and the normal 20% downpayment. That is what the information i have. Now let me explain what i dont have, good credit, 20% downpayment, and the complete knowledge to do a deal. I live in Port Arthur, TX and there are some good deals here i think, if i only new how.
