Hi Jay,

I'm new to REI and I read some of your bio. You rock! I'm interested in networking with you. Lately, I've been reading up on flipping and wholesaling. I have to ask you do you prefer using Hard Money Lenders for Rehabs? What would you rather suggest if otherwise? My experience has been in Lease/Options since sellers in my market are desperate to sell, but not too many are buying right now.. and so I like to show them another way to occupy their home w/ potential buyers at a later date.  Now, I'm interested in Rehabbing. You appear to be the right person to talk to about the subject.  Let;s chat.

Hey john,
I understand correctly that you are a teacher. Which i wanted to let you know that i am new with the REI. Me and my buddy are Beginners with the Investing side. We are looking to purchase some rental properties. We have in mine that we wanna purchase in the next year or so. Since are credit needs Improvement we cant qualify for a Conventional type loan standard. So we would have to look at seller financing or doing a subject to. We plan on getting a loan out to be able to have money down, so that  wont be a problem. I just need all the advice i can get right now, and i would appreciate your help.
