Looking for wholesalers or for wholesale properties for sale. I have a list of buyers looking for 3bd/2ba, up to $250K @ 50-65% ARV, up to $50K rehab in Sacramento, Placer and El Dorado counties.

GREAT DEAL in Camino, Ca!!! We want to flip the deal for a total rehab/rebuild using existing foundation to upgrade to a 1500 sq ft 3/2 home with a 2 car garage with all new electrical and plumbing (new septic), from an 1100 sq ft 2/1, including landscaping. Preliminary estimates of rehab costs for everything is $150K, including demo and spec plans.
We wish to flip the deal another investor to fund the rehab and asking for a $10K finder's fee (Full asking price: $55K, Rehab Costs: ~$150K, Our fee: $10K) and they should realize a profit of $40 after the resell of the new property of $255K, which is reasonable for the area and the condition and size of the home. Or they can do a lease option and for cash flow, as rentals are hard to find in the area.
Asking price is a steal just for the land of 1/4 acre, mostly level, with room to expand to include a granny flat, workshop, shed, etc.
We will negotiate with the bank (it's an REO) for an all cash offer for the best deal. Otherwise, expect to pay the asking price.
