Big Red Enterprises, LLC is looking for startup capital so that we can build our business. Big Red Enterprises is located in Spanish Fork, UT. Below, I have included some other important details about the funding that we need.
Big Red Enterprises, LLC is primarily interested in securing equity funding (Venture Capital, Angel, Private Equity, etc.)
We have negotiated a very lucrative arrangement with a large hotel development partner to develop and build a large scale resort property in the Caribbean. We have an LOI from this developer and they are very keen to move forward. Their business model requires that the land be put into the JV free of debt or encumbrance. The property where the project will be built is currently held in a family trust and the current owners will not consider a Joint Venture under any circumstances. The land is very valuable and based on our intended use, is worth considerably more than we will pay for it. The property is large enough that we will subdivide it into 2 parcels and put only half of it into the JV, and then retain the rest to develop without sharing equity back to the development partner.
We are seeking either the full acquisition cost of approximately $15 Million, or we can secure the ground under contract and put our agreement with the hotel developer in writing by simply putting a 10% deposit into a refundable escrow account while we secure the remainder of our funding. The deposit money will be completely refundable, but must sit in an escrow account held by Sotheby's International Real Estate in a bank account in country. The escrow account can not be held in the U.S. There is no way around this point.
If you are able to fund the entire acquisition, we are open to an equity stake in return for the investment. For the deposit money, we would prefer to work out standard debt terms, but will consider all offers.
If you are a broker, only contact me if you have a legitimate source tied directly to you. I am not interested in working through brokers to get to other brokers to get to the money.
