Oh by the way if you are unable to find a group of investors or the knowledge needed be sure to visit my "website of wisdom" for a way that will provide you with a mentor, network, and the know how of real estate investing.
First, do what I suggested below. Sometimes taking a longer route is easier and less expensive.

My advise is to first go to a real estate club and get to know some tenured investors. A good site for this is: http://www.creonline.com/real-estate-clubs/tx.html. Then you would start off as a birddog and start learning the "ropes" and work under an advanced investor. Keep in mind that you need to crawl before you walk and you have to be a follower first before you become a leader.
Next I recommend starting off doing assignments/wholesaling. You dont invest much at all except an occasional $50 - $500 to hold the deal before flipping to another investor and you getting a nice cut for the transaction.
I suggest getting a home first.... ask the investors how to go about doing this, what qualifications are needed, what they did & how they first got their first home and what they suggest you do.
You have to learn from the best that works closest to your area. They will always know more and be the first to know whats going on before anyone else outside of the area.
During your free time read some of my first blogs which will get you into the feeling of real estate investing and what you need to do to be successful in getting started.
