Good answer. A follow up if you do not mind.

As you note a bird dog who lacks a license cannot charge based on a deal completing. Yo use your term it is a lead fee. A payment for providing leads, not closed deals.

On average, what do you recommend people charge for a lead? Similar to buying names on a mailing list but I expect a lead worth selling is going to have a lot more information than just the seller's name.

Hi Corey!

If you deal with a licensed Real Estate Agent or Broker, you cannot legally charge a finder's fee.  You can only charge a lead fee which cannot be due upon closing.  I work with each individual investor depending on licensing or not.  I hope this answers your question.

Most bird dogs operate illegally. They broker deals where they are not the principal and they lack a license. What is different about your system?
