The Capital Team of Realty USA, understands that your residential condominium is not only your home, but an investment that, with the right management company, can help to secure a better financial future for you and your family.  Our goal is to not only manage our client’s properties, but to increase the value of the property through strategic planning and budgeting, and to help provide the carefree lifestyle that they deserve.  Your commercial condominium is also an investment that increases your personal equity position, and ultimately impacts your family's long term financial future.  We believe in blending our expertise in condominium management with open communication between us and the Condominium Association, for a unity of purpose management approach.  Brett Butler our premier Property Manager is built around a core belief of integrity, hard work, trust, and communication.  Please take a few moments to review the available "in house" services we offer.  We think you will agree that we are NOT just another property management company.
 
1.  SITE EVALUATION:  A thorough site evaluation is performed to aid in establishing a budget, ascertaining resident's preferences, and to form short and long term goals for the property.   Our qualified staff will inspect the property to determine its general condition and potential problems which may require maintenance and/or repair.  Esthetics such as existing landscaping, and common areas will also be considered before issuing a "condition report."
 
                    2.  MANAGEMENT PLAN:  A preliminary budget is constructed and presented to the Condominium Association.  A meeting between the Property Manager and the Association or Board of Trustees will be arranged to discuss any applicable changes.  A finalized budget, along with projected condominium fees, will be established and implemented.  Monthly or Quarterly meetings between management and Association representatives allow necessary budget changes to be made as conditions warrant.

 

 

 

3.  COMMUNICATION WITH THE ASSOCIATION:  An ongoing line of communication is maintained throughout the contract period.  The assigned Property Manager will be readily assessable via a cell phone, to answer and address any questions, problems, or concerns.  Additionally, our property manager will attend a predetermined number of association or trustee meetings to discuss progress and/or necessary changes.  Finally, The Capital Team issues detailed written monthly reports relative to each property. An On-Site manager can also be arranged.

 

 

4.(A)  MAINTENANCE:  We believe that The Capital Team is unique within the industry, because of our "in house" building and grounds maintenance divisions.  We employ and manage a vast array of professional Contractors.  From newly shingled roofs and freshly painted trim, to properly cut and manicured lawns, we have the equipment, experience, and expertise to service your property.  During the winter season, our snow fighting equipment will ensure your roadways, driveways, sidewalks and steps are kept plowed, clean and safe. 

 

                      (B)  MAINTENANCE:  Regular preventative maintenance will be done to minimize unnecessary costly repairs. Any necessary emergency repairs, or common area issues will be corrected within twenty-four hours. Emergencies within a unit will also be corrected within twenty-four hours, and billed directly to the unit owner. Problems not of an emergency nature will be addressed and corrected within forty-eight hours.  Utilizing our "in house" maintenance approach enables us to charge less then hiring sub-contract tradesman, which results in a savings to our clients. Every problem will be discussed with the association.

 
5.  FINANCIALS:  Collecting monthly assessments on time is extremely important to maintaining a healthy property.  Our company emphasizes prompt collection of monthly fees, and closely monitors any unpaid amounts, administering late fees when necessary.  Our clients receive clean, concise financial data.  Monthly reports are issued covering Budget Reports, Bank Reconciliations, Collection and Delinquency Statements, Balance Sheets, Income Statements and Expense Reports.  Owner's accounts are maintained exclusively  and are accessed by administrative Management personnel only.  With continually monitoring our financial accounts to maintain the degree of safety and protection we believe our clients deserve.
