3. COMMUNICATION WITH THE ASSOCIATION: An ongoing line of communication is maintained throughout the contract period. The assigned Property Manager will be readily assessable via a cell phone, to answer and address any questions, problems, or concerns. Additionally, our property manager will attend a predetermined number of association or trustee meetings to discuss progress and/or necessary changes. Finally, The Capital Team issues detailed written monthly reports relative to each property. An On-Site manager can also be arranged.
4.(A) MAINTENANCE: We believe that The Capital Team is unique within the industry, because of our "in house" building and grounds maintenance divisions. We employ and manage a vast array of professional Contractors. From newly shingled roofs and freshly painted trim, to properly cut and manicured lawns, we have the equipment, experience, and expertise to service your property. During the winter season, our snow fighting equipment will ensure your roadways, driveways, sidewalks and steps are kept plowed, clean and safe.
(B) MAINTENANCE: Regular preventative maintenance will be done to minimize unnecessary costly repairs. Any necessary emergency repairs, or common area issues will be corrected within twenty-four hours. Emergencies within a unit will also be corrected within twenty-four hours, and billed directly to the unit owner. Problems not of an emergency nature will be addressed and corrected within forty-eight hours. Utilizing our "in house" maintenance approach enables us to charge less then hiring sub-contract tradesman, which results in a savings to our clients. Every problem will be discussed with the association.
