I am a residential and commercial real estate investor. I have made more money then you can count flipping, holding, and investing in real estate creatively and with no money or credit of my own. When I started investing in real estate in 2003 I had been out of the military for a short 2 years. I was making great income but being young I wanted to have my cake and eat it too, but there was not enough money in the budget for that. I neglected my credit, went into high debt and took on more food then I could swallow!
In the end I had no legs to stand on. I could not by a home of my own. I spent all my money renting lavishly that I could not even afford to put money down on anything I wanted because my bills were sky high. Sound familiar? If this is not you I gaurantee you that there are tons of people you know in the same situation.
In the end, I was still ambitious and I wanted to make money and I figured real estate was the way to go. I LOVE your attitude!!! You can do it! Research as much as you can. You can get a wealth of information online for FREE! I do not want to advertise different sites on here, but this is a GREAT one and you can find many more by simply researching online.
For the first year I was in I could not afford to pay someone $5,000....$20,000 or more for big seminars, so I learned everything I could online for FREE and took off from there.

The art of negotiating deals is one of the greatest parts of the business! Many people do not want to negotiate because they get cold feet and clamy hands and that was me when I started! Then I realized that if I did not start I would not make any money in this business. That alone, changed my world!
Practice is #1. You want as many deals in front of you as possible. You want to negotiate the best terms that you can. If someone is not "feeling you," so to speak you can try to re-structure, but if it still doesn't look to good, just Move On! As the saying goes, there's plenty fish in the sea and the samething goes for deals as well. You can't win them all, but the ones you do win will be your meal ticket and more :) .
I highly recommend reading many book son real estate negotiation as you can. This will further progress your ability to have more successful transactions!

I recommend Steve Scott's book "Mentored by a Millionaire" and also "Think and Grow Rich" by Napoleon Hill. Accomponied by your own desire and burning will, patience, and tenacity... I believe You Will Achieve Great Success.

The very best way is to generate a slew of investors from an online presence. I have multiple website that generate hundreds of leads every week. I capture their information and they become a part of my VIP Investor's list.. Cha-Ching! That is Priceless! We do provide free websites at www.REIMoneyMasters.com. There would be a requirement to purchase web hosting services through our affiliates and your going to have to have a host no matter what to be online, so why not?
Another way is to just market yourself online and network through the various networking, forum, and real estate communities. Look out for whose needing what.
There are several other ways, but one main course many neglect to mention is speaking to the people you know who may be interested in investing money for a good profit. Anyone interested in making a good ROI is a prospect, whether they have invested in real estate before or not. It could be your doctor, your aunt, your minster, whomever.
You just need to know how to present the great opportunity to them.

Hi John,
It has a lot of potential, but it is all a matter of what you do with it.
What is the LTV?
What is the total amount he is behind?
Any Judgements or Liens?
Behind on Taxes?
Well...
The 1st thing you need to do is to lock it in under contract. Eventually you will see that there are many "investors" and/ or intemediaries out there ready to scoop it up right behind your back. It's done on a daily basis, even by people you think you can trust. so, first things first.. TIE it UP!
Second thing you need to do is to find an investor who is seeking a property / investment with the aforementioned features you listed.
Assign the contract to them for a fair assignment fee. Assignment fee usually, but not always is based on experience and how "Sweet" the deal is. I would say on this one, with your level of experience.. $5,000 is Fair, however, if you need to go lower that is fine, but No less than $3,000.
Now an experienced investor, with a network of investors seeking these properties could easily get $10,000 for this deal. At your level I recommend requesting an assignment fee between $3,000 and $5,000.
Ok..back to the deal.. Tie the property up for Great terms... and Market to investors. You may want to market to other wholesale investors who are more experienced because they already have their network of end buyers and you can make money by simply splitting the assignment fee. It is total up to you.
There are so many ways that you can handle this deal and I can go on and on forver, but the number one thing you need to do is get some vested interest. Tie it Up ASAP!

Ok I am truly green at this and looking for help. I believe I have a potential deal for the right investor, only I am stuck on how to find one so here goes;
I have a 3 acre working ranch with 2 trailers for workers lodging, large enclosed barn w/ 6-8 stalls, establish wash and tack tack area 2 arenas, and 25-30 outside covered stalls. Has 3bd/2bth +den/office house and needs TLC. Has approx. $100k in equity. Owner is behind on payments x5 and will let go for payment of back = fees and second mortgage. Can someone help me find the right buyer/investor? What is a fair fee for the process?
