Having a license is mostly about providing customer service to buyers and sellers for a fee. The vast majority of agents do not invest and many do not even own their own home. Investors find that having a license imposes many restrictions on what they can do as investors. Most investors do not have a license. Even less reason to get one these days given you can buy access to comp data for about the same cost as having a license (license holders have to pay a fee for access to the MLS).
If you want to broker deals and enjoy being in customer service being a licensed agent can be a great way to go. Those who work at it and establish their business over the years can make good money.
If you want to be an investor and want to grow your wealth past what agents can make then focus on investing. Spend your money learning to be an investor and not an agent. What you need to learn is rather different.
