Can I ask why you decided to wholesale when your not prepared?  If your using hard money to do wholesale deals then you'll most likely have to come up with some of your own money (or credit) on every deal.  That is until you start taping into deals 55% and below.  Yeah, they are out there.  

Have you created an investor package/presentation for your two deals yet?  If you have send them over and I'll analyze the risk/reward for you.

Currently 2 wholesale deals in SW Houston.  I am looking for a cash partner on one of these.  Frankly, I don't have the cash to go to closing but I can take care of everything else. Or, if you want a specific return, looking for a small short term loan for closing.
