This might be my first deal -- and I don't know what to do first.
I found a seller who is in preforeclosure and she is willing to sell her house to me. I don't know what to offer her - she owes the bank 260K - property in the neighborhood last 6mos. sold for 190K-193K. Spoke to realtor--it's now probably at 150K. Needs few repairs new carpeting throughout the home, 1 bathroom minor repair. I was thinking offer bank 105k max 115K.
