Next Wave of US Defaults
Preview:
I was on a webinar last night and they popped up a graph showing the next wave of US defaults on ARMS, option ARMS & subprime, etc.

Preview:
This is an excellent article on the state of the housing market, with estimates on foreclosure and how much equity Americans (don’t) have left in their homes.
It is an AP article that was in our local paper, but it has national data and implications.
Feel free to pass this link to the article on to your friends and associates. It is one that anyone in the real estate or REO arenas needs to read.

Leveraged Line of Credit for REO Purchases
This presents a new strategy. Buyer will put a minimum of $100M into an Escrow LLC held at a specific bank. 80% of that will be used to leverage 3:1. $100M will buy $240M & the other 20% will be used as working capital – rehabs, BPOs, etc.
The cash deposited AND the newly acquired assets all become collateral for the line as well as these assets are acquired. As the assets are then sold, the release provisions will be met... continue reading >>
