- "CASH BUYERS" who can close within "30 days or less" and that can meet all my criteria, not dough for a day, that's mostly used for Short Sales from my understanding (transactional funding). I have access to that myself. My intent and role/job is to find below market value distressed Residential and Commercial property from a Motivated Seller and place the subject property under contract and assign my interest over to someone that has CASH,and that can prove it and or Credit to actually step in my place and purchase the subject property. My money (assignment fee) is earned by finding you a great deal. I do not want to own any property as of right now just control it. My time is as valuable as yours should be and based on my experiences the criteria/questions need to be answered to protect both parties. Money can be replaced, but time cannot.

Thanks for accepting the connection! I'm looking for buyers, mainly. That and I'm looking for new opportunities to network. I've been learning alot online from various forums and this one has certainly been very helpful. I have properties here in MD but I'm willing to work with buyers and properties that are elsewhere. In fact, now that I think about it, most of my previous buyers have been from out of state. Anyway, I look forward to learning from and working with you!

Sorry I did'nt get back to you earlier was headed to my part time, layed off the full time. I'm getting back into wholesaling full time, 2009 just did a couple flips. I will need end cash buyers for REOS, short sales in this market here in Birmingham, Al. They will need to close fast and within 30 days fast!! Residential properties from 100,000 to 350,000 etc. I'll get back with you soon as possible.

thanks for the comment.i dont know any calif contacts but will let you know if something comes up.i'm very particular in who i attach my name to as a referral.i'm sure you understand. i'm a newbie with a very sincere passion for r.e. investing.its not just about me making a lot of money which i KNOW will come but understanding my purpose or as some may understand my "calling" behind it.i sure hope i can connect with people who feel the same & we can enjoy this journey. as a newbie i need a lot of help. where i stand now is: i have sellers with no equity but current on all payments so no need for short sale,no distress,homes in good condition.how do i find buyers?
i was told as newbie stay away from high priced like over 650,000 & million dollar homes. i have a very motivated seller in gated community,current payments,no distress,nice home selling below market 900,000 & othr homes in area selling over 1 mil. why cant i wholesale? please help asap!!!

Hi Antwan,
I appreciate the time you took in commenting on my profile. In reference to your request, I do not know of any agents in Ca. I do business here in the TX area at the present time before I expand.
I will make sure to keep my eyes open and my ears to the ground. If I do find anyone I will certainly pass that information along to you.
As for myself, I am trying to build a list of rehabbing/subject-to/buy-and-hold investors for properties I wholesale here in TX. If you happen to know of or come across any I would certainly appreciate it if you could point them in my direction.
