I completely agree with you... Kids do grow up too fast - my oldest just turn 4 already!!
To answer your question, an investor can best profit from investing long distance by a number of ways. It is done everyday...
The properties can either be rented out year round; weekly as seasonals or can be lease optioned to an end user. A reputable management company can handle the details for a fee and sure, it's an extra expense however, the benefits are worth it. You'll still have profit and still have your most valuable asset - your time!
Additionally, as you know, real estate is the best option to leverage money and make the safest ROI. Let's not forget the appreciation, the depreciation, the countless tax advantages and shelter.
Florida, amongst other states, is a very desirable location for snow birds, baby boomers, students etc... in short, everyone! It is always in high demand.
Right now's the best time to buy for various reasons so, when you match your investing style with numbers that make sense, and the right amount of leverage, your portfolio could grow very rapidly.
