First deal I ever did. 18 units, bulk purchase in Mansfield, Ohio. Deal contained 3 duplexes, 3 quads all on the same block and 2 buildings across the street. I bought the properties on a Land Contract, No-Money Down, No-Credit Check, No-Employment Check, Seller gave me 5K at close for repairs and deferred my payments for 3 months. After 3 months I had about 14K for repairs and in my pocket. The property cash-flowed on average $1500 per month after expenses. Deals like this can be done, I know, I did one. Like I said this was my very first deal and was shocked to when the seller said yes. Prior to purchase the property was distressed, poorly managed property. Seller wanted out.
