Hello, my name is Ryan and I am currently 25 Years old, I have been investing in real estate for 7 years now closing over 75 flips. I started when I was 18 years old with no help and no money. I was working at dicks sporting goods one day building bike and decided the place sucked. I walked over the book store across the parking lot and started reading some books. I sat down in the book store and starting reading some how to book and investing with no money. It was right then I made my decision that I was going to do this and succeed at it. Well, next thing I did was walk back into Dicks sporting goods, took my card, swiped out and never went back. well actually it went a little differently. As I was walking in the back he told me to tuck my shirt in. I told him okay will do, took it off and threw it in his chair and then swiped out and never went back. From here I knew it was all or nothing with no income coming in I sat in front of my computer for hours and hours a day studying and reading about No money down investing techniques. after 3 months of research and over 200 hours of forums I took my dive closing my first wholesale deal making 22,000.00. I went on this first year to make over 250,000.00. I felt like it was a dream and never looked back. Now 7 years Later and 75 properties deep I do look back to remember what it was like t get started and how difficult it really was. The questions I had. The people I seeked for advice. and the reality of flipping houses.

It's good that you started off in your investing career so young. I read your mini e-course day 1. You are quite an inspiration to me as I begin my tasks as a new comer to this site and the investment world. I really would like to close my first deal. Well, at least I am half way there, I have buyers but no sellers. I really need those sellers. I will be patient and keep trying to connect to the right sources. Hey Ryan,
While negotiating a wholesale deal, the owner of the property, who was a seasoned investor, requested that I "register" my buyers with him in lieu of him having his property "tied up" in a contract. While I understood his need to make sure I actually had buyers, I didn't agree to move forward and risk being cut out of the deal. His proposal was to sign contracts stating I would be compensated when one of the buyers closed on the property. I know that I am new to the world of real estate investing, but I have never heard of a deal like this. Have you ever participated in or heard of a deal like this?
