Hi guys!
I'm an ex-pro Rock and funk musician turned contractor (after my child was born. ("Daddy" couldn't be on the road anymore)
I've been in the home repair business now for roughly 20+ years. I've spent the last 4 years working almost exclusively for the real estate investor/flipper. I understand the flipper/sect.8 business very well and I know what you, the investor, wants. I and my crews enjoy what we do and are very experienced and equipped to handle the "garden variety" flipper from stem to stern. I'm a gracious and nice guy, very friendly and easy to deal with. I communicate and understand your communications/needs well. I'm also planning to buy my own flip houses very soon and , though I'm a contractor, I "think" like an investor. Many of my customers rely on my opinions and bid as to whether or not to buy any given potential flipper or rental. I strive to make sure that the investor reaches their "profit mark" on each renovation. I am WELL worth a consultation and I think that you will find my bids very easy to understand, thoroughly itemized, and set up in a fashion where you, the investor, can pick and choose which of our services you desire or not.
At home? I oil paint, love to sculpt, blog, and am still fairly heavily involved in writing/composing music. ( I've composed over 500 pieces of music over many years. I have VERY wide tastes and interests and it would take hours to type them all!
I am honest, intelligent,conversive, courteous, giving,articulate, well mannered,self confident, ( NOT egotistical ) and I love what I do for a living. I like to be more than JUST your contractor. I take a genuine interest in my customers and their welfare! I want you to be well pleased with our work and we take pride in doing a good job for you! This business is much more than a "paycheck" for me. I want us BOTH to make money and leave the "deal" satisfied and happy with each other!
My Business
As I typed earlier, I and my crew(s) are quite experienced with FULL renovations of flippers and section 8's. We know what you want and why and we are generally able to work very well within the confines of the investor's budget. I am full of advice if you want or need it and I know many ways of saving you money by optimizing the renovation in ways that save you dollars and time! I DO know that I am "there" to serve YOU and this is never forgotten! Our labor charges for a "typical"..."ugly" house ( 3 bed )come in at around $8.00 to $12.00 per sft. depending on what quality level you desire.
Some of our normal tasks involve : Wall repairs/patching/texturing,Ceramic tiling of kitchen, dining and bathroom(s) floors, new plumbing fixtures, new lighting fixtures, new paint ( INT. and EXT. ) various wood and trim replacements/repairs, cabinet repairs/replacements, door and window repairs/replacements, plumbing, electrical repairs/replacements ( running PEX line and valving, water heater replacements,outlet and switch replacements etc. ) We can re-face cracked and poor foundations, repair exterior bricking problems, install or repair siding etc. We also take care of the replacing of roofs and carpets. This is a "ONE CALL does ALL" service BUT, keep in mind that we can also do PARTIAL renovations, as you desire. We NEVER expect advance payments and ONLY charge you for work that is completed and INSPECTED by YOU before invoicing you for ANY of our services.
We are also capable of "make ready" clean and hauls and even mowing and maintaining the property until sold.
I would challenge any investor to find a more complete renovation service anywhere!
Our overhead is low so we can give you VERY competitive bids! We do NOT make ANY money from materials.
I do not use druggies, alcoholics, or illegal aliens.
We prefer payments by check but can accept CREDIT CARD payments through Pay Pal. I am also open to some pre-negotiated "limited" partnerships. We MAY also do SOME traveling to areas outside of the Oklahoma City METRO area. Our "normal" service areas include locations anywhere within 30 miles of central OKC., Oklahoma. Just ask if interested in "special" needs and we may be able to help you!

I just wanted to pop in and let you know that REI Lead Tracker is finally complete (it took me forever).
