About Me
As an actuary and chief software engineer on a $54 billion pension plan restructuring project, I have always been fascinated by the wealth building power of real estate. Several years ago, I created a financial projection spreadsheet (sample in photo section) to demonstrate that power and used it to get my asking price for a property after real estate agents failed to get even one serious offer. The analytical foundation of the spreadsheet is detailed in my 1/20/12 blog.
When the real estate market collapsed, I wrote an article about mortgage problems and proposed solutions in Contingencies, a magazine published by the American Academy of Actuaries.
One of the examples presented in this article is something I called a Step-rate GPM. Since publication, I've had some additional thoughts about it and posted them in my Blog. My hope is that this concept will catch on with large financial institutions, replace the adjustable rate mortgage, and help as many people as possible afford the American Dream of home ownership.
