I've been receiving tons of emails asking me to explain how my process works to fund your deals.....OK
The Ten Rules of "USE MY MONEY"!
1.If you a have property in mind and your end buyer is ready to go and we can get the the property discounted, then we have something.
2.Call me directly on my contact number, its the best way to catch me..let's go over the scenario together, let's put a plan together and let's take this deal to the closing table!
3.Your end buyer CANNOT be approved for FHA financing, there is a 3 month SEASONING of property that will kill the deal at the closing table...This is something that we need to AVOID. Your buyer will have to go conventional, and make sure to check on the seasoning requirements on each deal,VERY IMPORTANT....
4.I have a title company that will close in all fifty states, they are familiar with my process!!
5.Yes, i will fund short sales, r.e.o.'s,foreclosures, muti-family, some commercial, I do NOT buy and hold property....your buyer needs to be approved and ready to be contracted on a discounted property before we fund.
6.Once I take a look at the deal on the table, i will let you know if we have a workable deal, if we have a workable deal, I will have a Proof of Funds Letter emailed to you within 48 hours to start the process.
7.This business is very competitive, NEVER give up on your deals, let's work them down until we can't work them anymore, this isn't a fly by night business, it takes hard work and patience. I can't work every deal by myself, we need to put a system in place together that works for the both of us, after our first couple deals together, we should have a plan together that works over and over again.
8.Try to have fun with this business, don't let this business work you, you work the business, you can make tons of money in this business!
9.Always try to educate yourself on this business, it will make your job a whole lot easier...surf the net, listen to free on line seminars,join several investor groups, start your own buyer list(VERY IMPORTANT)...Find a mentor that could show you the ropes in this business, good luck!

Hey your system looks formidable and very genius. I am in the process of wholesaling houses in all 50 states also, mabe we can work together on a few deals, I am still working on finding end buyers, rehabbers, so if you just will flat out be the end buy of a good deal, let me know where and what you buy at.
