What I am here for

I am always interested in learning new things. I have a healthy thirst for knowledge.

I have no problem finding deals. What I do have a problem with is my small list of buyers. I need buyers that work with CASH, close quickly and don't change terms without notice.

 

About Me

Where to start? Hmmm. Well, I am originally from New Jersey. I moved to California almost 8 years ago (everyone always said I was a Valley Girl). I did many different things and was successful at each, but I have a short attention span. Once I master something, I usually lose interest.

REI appeals to me because I love a great deal. I am queen of deals. My friends are always amazed by the deals that I get, regardless of if it's real estate or not. I don't get bored doing this because it appeals to my ability to get amazing deals. I also get a chance to give back. We almost my childhood home to foreclosure if a kind investor hadn't bailed us out just shy of the auction date. The money he gave us allowed us to have a new start. I have never forgotten that and always make sure that the familes that need it get money to have a new start in my deals.

I am looking for CASH buyers in the Detroit, MI, Los Angeles, CA and the surrounding areas. People who can close FAST and don't bother me with lies and other BS..

Do you have any properties in the Los Angeles area? If so I have a buyer. It needs to be under 175K and habitable. But he is ok if it needs a lot of work.

Hi. I saw that you are from Los angeles and that you're a wholesaler. I'm new to wholesaling properties and i wanted to know what contracts you use to wholesale properties or what forms do I need to wholesale properties in california? If I wanted to add clauses, what forms do i need for that?

Please get on my buyers list (even if you think you already on it). I am a wholesaler in Memphis TN. I wholesale about 1.5 houses a week.  My average sales price is 30k-60k with values ranging from $60k-$160k.  All my deals will cash flow at least $200/m and have at least 25% and $20k in equity or better, for rentals. My average rental cash flows 230/m and has 35% equity or 30k in equity, sometimes more.

My average rehab property will net you at least $25k (after all expenses). I’ve sold houses where the buyer walked with 40-50k after all expenses, when they sold it.
