About Me
I am the CEO of a Internet based Real Estate Company and Mortgage Company approved to do loans in 50 States and FHA/VA in 20 We are always interested in experienced agents joining our team. I also have a short sale processing company that has over 100 Short Sales in progress and growing we provide this service to realtors all across the Nation and to our agents.
I was formaly a GC and have a company that takes care of all the rehab on investments made by investors and self.
Most of the properties I pick up with investors already have lease options in place that return 100% of the down payment used for financeing in addition to returning a posative monthly income with a triple net lease.
I have access to multifamily and single family REO'S with 60% or less LTV.
I have access to Commercial properties with a 10% or more cap rate, ten year gauranteed triple net leases.

Taking advantage of the market
Here is what's going on in the market today. Foreclosure projections over the next few years are staggering. All industrial experts agree that the foreclosures will more then triple nationwide within the next 12 to 18 months. With 9 trillion in outstanding adjustable-rate mortgages (100 times increase from year 2005) This has caused a huge surplus of homes on the market, which means that there are far more sellers than there are buyers.
Sellers are in trouble they have over extended themselves buying more home then they can afford, many were riding the wave using the equity in there home to off set the deficientcy in there income.
Many others reduced there monthly mortgage by locking into non fixed loans. The result is the same in both scenarioes they can't afford to pay for their homes.
Due to the prime lending meltdown, recent economic changes, and the real estate housing market reversing many of these people find themselves in a situation where they owe more on there loan then the home is worth.
They can not refinance, do a loan modification, forebearance agreement, or sell there home. As a result there only option is to short sell the home.
Lenders are losing money and getting far too many properties back in their inventory which is reason for the worlds largest mortgage lender Country Wide going bankrupt and the fifth largest bankers bank Bear stearns being forced to be sold in a fire sale.
Lenders are in the money lending business, not the real estate business, so they are very motivated to recoup as much as possible on their loans.
With this and trillions of dollars in prime loans resetting over the next couple years it creates a situation that is one of the best in more then a decade.
More Millionaires are made in the economic downturns, than in the good times. Smart investors, who understand these markets, can make a lot of money. With foreclosures at record levels, opportunities are everywhere.
Sellers are willing to sell their properties in a short sale to get out from under a mortgage on a home which is more then the house is worth with a mortgage they can no longer afford.
Lenders are willing to accept a discounted amount as payoff for the loan in order to avoid having the property go through foreclosure and risk getting it back as an REO.
This is a great operrtunity for investors. We get the house under contract from the owner, and then negotiate with the lender for a lesser payoff amount often 35%-45% below the current market price sometimes much more with a cash offer.
So while the majority whom are uneducated when it comes to the real estate market are turning away, smart investors who want to create tremendous profits are taking advantage of the market conditions.
Even in a slower market if as an investor you buy the property right you can still sell it for a profit. A market slowdown does not mean that there are no buyers. It means that the majority of the general buying public is not getting into home ownership at this time.
In a slow market two things will sell a property. Price and terms. Price means that if the price is right, you will find a buyer. For example Buy a property for 60% of value, you can turn around and sell it quick to a buyer for 80%-90% and turn a profit.
Terms, means selling it with good financing. As a lease/option to buy, or owner financing. With the slow down in available credit from lenders, buyers are looking for ways to still get into home ownership.
By being willing to sell on terms you can get at or above full market value and take an option fee or down payment up front to put cash in your pocket. (See my article Lease option versus rent to gat an idea f how this works)
So if you want to truly make money as a real estate investor do what the wealthy do buy property now and not whan the average person does waiting for the market to improve.
