Hey I am starting to put together my first deal. I am thinking about assigning a contract. I found a website which has lots to offer me and I have a luke warm investor interested in purchasing it. So far it sounds great, but, I am not sure what exactly I need to do first. I know I needed an investor so I had a couple I contacted and were looking for properties. I guess I need to contact the seller to see if he will consider assigning the contract which I can do. I get nervous when it comes to that assignment process. What do I need to do first and what forms do I need to cover myself? I don't want to buy it because its out of my area and it needs work. Please help any advise would be appreciated for this green newbie...:)

I am looking for money partners to invest in the NE Florida area, and I know where 97% of the deals are, as REO agents email me daily. HELP!!! I need funding to buy all of these properties. The 4 or 5 big boys are walking off with all the deals, and I have tracked them for a few months now. On has made over a MILLION in the past year, wholesaling REOs with no rehab (I checks the county clerk site regularly, and see who they are selling to) Can you say "BUYERS LIST!!"
