Hello, and welcome to my profile.  My name is Italo (Ee-tu-lo).  It was either Italo or Harry and I think I got the better of the two names. 

I live in Brooklyn New York with the love of my life, my amazing wife Kelli. Also I'm the proud parent of an 8 year old little boy named Andre.  He has taught me the power of prayer and patience.  One can learn a lot from children if you're paying attention. 

And why am I here?  Why are any of us here?  I've been interested in becoming a real estate investor for a number of years.  I was in the staffing industry for 8 years and helped a number of people find jobs to change their circumstances, for the better.  I've been in the mortgage business for close to two years and witnessed some great and not so great things in the business.  But I love real estate.  I love the challenge of it and just getting the deal done, especially when someone says it can't be done.  If someone says, NO!  It is only because they don't KNOW.  They don't know enough about the situation, the product or they don't know that there is more to be accomplished beyond the limitation or obstacle before them.  Say NO to NO...

Italo, I'm glad I could help out!  From what I read, you're going the short sale route - be sure the owner talks to his/her accountant on the tax ramifications.  Mortgage Forgiveness Debt Relief Act of 2007  The lender will supply a 1099 but depending on the situation, they may or may not qualify for relief.  The lender may also file a judgement or ask for a promissory note for the difference, so be sure all of these factors are addressed appropriately.
