Jeff is also veteran of the USMC and served in Desert Shield and Desert Storm as an Infantryman with First Battalion Third Marines. Jeff is from Stuart Florida. Jeff,

I am new to this site, i browsed through your information and i thought...this is the guy that would be able to answer some of my questions. I am from Belize and i am seeking funding from local banks to buy and hold, build apartments for rental among other things.  However, the bankers just listen to my ideas but do not offer any suggestions on what i need to do to be able to qualify for some funding.  On the other hand interest on commercial loans are extremely high which scares me.  What do you suggest i do in this case?

Ok I am truly green at this and looking for help. I believe I have a potential deal for the right investor, only I am stuck on how to find one so here goes;

I have a 3 acre working ranch with 2 trailers for workers lodging, large enclosed barn w/ 6-8 stalls, establish wash and tack tack area 2 arenas, and 25-30 outside covered stalls. Has 3bd/2bth +den/office house and needs TLC. Has approx. $100k in equity. Owner is behind on payments x5 and will let go for payment of back = fees and second mortgage. Can someone help me find the right buyer/investor? What is a fair fee for the process?

Hey Jeff,

While negotiating a wholesale deal, the owner of the property, who was a seasoned investor, requested that I "register" my buyers with him in lieu of him having his property "tied up" in a contract. While I understood his need to make sure I actually had buyers, I didn't agree to move forward and risk being cut out of the deal. His proposal was to sign contracts stating I would be compensated when one of the buyers closed on the property. I know that I am new to the world of real estate investing, but I have never heard of a deal like this. Have you ever participated in or heard of a deal like this?
