Started off in the rehab arena back in 04. Buying my first investment property at age 19. Didn't know what in the world I was doing... but walked away with $42k profit... then a $50k profit and so and so....
Market shifted and lost my a$$$ (this is real talk)... you learn and grow.

You need to pick yourself up and move forward with an improved strategy. It can be done and I suspect you can do it given your history for getting on with it rather than staying on the sidelines.
