My Business

Started off in the rehab arena back in 04. Buying my first investment property at age 19. Didn't know what in the world I was doing... but walked away with $42k profit... then a $50k profit and so and so....

Market shifted and lost my a$$$ (this is real talk)... you learn and grow.

You had your fingers burned on your first deal. At some level it makes sense to be more cautious. The issue was not really the property but your knowledge of what made for a good deal. In the specific case it never is a good idea to agree a rent back to the prior owner.

You need to pick yourself up and move forward with an improved strategy. It can be done and I suspect you can do it given your history for getting on with it rather than staying on the sidelines.
