i need properties that have fixed rate mortgages and reasonable PITI that are assumable for my tenant/buyers.  anywhere in the US is fine.  southern cali is very difficult to work with since majority of the homeowners are severely overleveraged, have high mortgage payments and have ARM's that will kill a sub2 deal.
