 Hello, my name is Jessica Lynn Howard, I am the Founder, or Genesis Investors, Inc. and I would like to personally Thank You, for taking some time out of your day, to spend with me, in regards to learning more about who we are, what we do, our mission, goals, and most importantly, why this vision would be nothing but a facinating idea and concept, without the major contribution that our Private Investors will bring to develop Genesis Investors, into the multi million dollar real estate investment corporation, that it will soon become. Again, my name is Jessica, and I want to personally Thank You, in advance, for reading some information about the plans that I have for you and I, to grow and build wealth together.

Our mission is to not just "survive" in these time of Real Estate, but to completely change the outlook on how Real Estate is percieved. I decided to name my company Genesis Investors, (as Genesis is the first book in the Bible, and the first words are..."in the beginning",) because this is truly a "New Beginning", for myself, and I am positive it will also be a new beginning for each individual person that we do business with. Whether they be an Investor, a Buyer, a Seller, or someone else that we network with to make our company a true success. I truly believe that Real Estate is a "people" business, first and foremost, before anything, which can truly be a beautiful thing, and in essence is filled with new beginnings. Currently, the economy is facing some hard times, but I am convinced, that there are many,many ways around some of the new obsticles that have seemed to get in the way of many American's dreams. I feel that these obsticles have affected everyone in some way, some more than others, but I feel the good news is, if we all can work together instead of against eachother, than we can easily all obtain what we dream and desire. I have spent the past 6 months, investigating, creating and finding solutions to these obsticles, and I am now proud to say, that I feel very confident, even in these times, to start from scratch a Real Estate Investing Company that will very soon grow to be the largest in Upstate New York, and easily, be worth $4-5 Million in the next 5 years. This can only be achieved with Private Money Investors. We can offer these Investors the best Retun on Investment (ROI), (9-16%) in the shortest amount of time, however in today's market it will take more funds to accomplish our goal than this would have 3-4 years ago. We are looking for Private Money Investors or Groups who are willing to "take a good look" at Genesis Investments, with optimism to the possibilities of what can and will earn them a very handsome ROI, rather very quickly, with the option to invest in the company itself, and/or individual deals. And of course, after a transaction has been completed, that Private Money Investor is given the opportunity to invest again or as often as they would like, if they so choose. So please continue to read more about what I have prepared for you, I have spent the last 2 years investigating Real Estate Rehabbing and/or "Flipping", Investing, Wholesales, Subject To's, and the list go's on. I have also made it my 8-12 hr/day "job" to educate myself in this business, and have spent thousands of dollars on that education and networking. I feel that I am now ready to move forward with this strategic, creative "battle plan" that I have, and despite what almost everyone in America say's, I feel NOW is absolute BEST time to Invest, no matter what your Niche. So please continue below, as I sure if anything, you will find my outlook and insight, interesting and informative.    

Our Overall Goal  is to approach this business and market, headstrong, with passion & aggression. However, we believe in people taking care of people first and foremost, and this is why we are so confident things will fall into place as I further describe below.

My personal goal and vision is to easily surpass any obstacle in our way, by embracing our potential competion, and working together whenever possible, which is our ideal preference anyhow..(again, people helping people...) and to network in many areas and facets of real estate.

 Our vision is to very soon become  Albany,NY's  #1 Most Successful, and fastest growing REI Firm. We plan on accomplishing this goal simply by following the same proven, strategic formula, that are always a winner in real estate success, and combining these strategies with new, creative, powerful techniques (In which I have spent a lot of time investigating a strategizing, this is what I am most proud of!). Some of these techniques and strategies are a must, and some are what we feel, will set us apart, gain the exposure, and ultimately will be primarily responsible for our huge success.

We believe in today's market, there is an absolute need for "High End" Private Investors,who are looking to invest atleast Six Figures. This is positively necessary as these types of investments is what will secure our projected annual goal and Real Estate Transactions of over $4-5 Million Dollars in within 5 years. Quite honestly, lower income properties simply will not sell,thus we would be stuck with the payments, and then have to resort to converting the property to a rental, which isn't a bad idea during this economic time, but this is not what we want right now. (Atleast for the first 2 years of business, we need a good, solid cash base, and then my plans are to develop our portfolio wide a diverse array of properties from rehabbing homes, wholesales, subjest to's, buy and hold's, commercial investments, lease options, rental units,or even vacation rentals as we are just minutes from Saratoga Race Track, and Lake George,NY. and so much more! So your probably asking yourself by now, how so? How can this young woman, Jessica Howard, a 29 year old young woman from Albany,NY just starting a REI Company, GUARENTEE me all of this? I'm glad that you asked...Please allow me to elaborate in simple terms. (However, when you are ready to set up a meeting, I can go over every detail with you, the contracts, agreements, and show you examples of the banks contracts, deeds, etc., so that you are confident and comfortable with your choice decision in investing with Genesis Investors,Inc.) 

You will be in a first lien-holder position, which means that you are in the same position as any major bank. Also, when you lend the money, I am not personally handling the money. A professional title company or escrow company will be handling the investment. This title or escrow company is guarenteeing that you have the first rights to the property, as the mortgage with a first lien-holder position.

And since the mortgage is lending the money, the title company makes sure all other liens are clear and that the cash from the mortgage is secure because it is in your first place to get paid, before all other creditors on that property.

Also, you do not have to worry about any paperwork, myself and the title company will provide all of that.The title company will send all of the necessary paperwork and you will simply wire the money,sit back, relax, while we go to work for you. You then, will collect a handsome ROI discussed and agreed on previously.

 Again, in lamence terms, I prefer to start off by signing a "Joint Venture Agreement" , (however, not always necessary) for starters, this just basically states who I am, who you are,what business we will be doing together, and the terms of the business deal, in full detail. I then present the  property or "deal"to you. What I will then present to you will be the details of the deal, verbally and outlined in a Budget Sheet, (including: purchase price, repairs needed, and the ARV-after repair value, closing costs, etc). I will then have a Real Estate Lien Note, (which is a promise to pay back the money) and a Deed of Trust(which is an instrument that secures the note and guarentees that I will pay the money back.)

Also, you are of course more than welcome to consult your attorney and/or financial advisor before making your decision to become one of our Private Investors, In fact, I actually encourage it! I love to have people contact me back and say,... "wow! I thought for certain there would be a catch, or a loop hole, but I had my real estate attorney AND financial advisor examine all of our contracts, agreements and documents with a fine tooth comb and everything is in place, perfectly legal and they recommend that I go ahead and do business with you, so when can we get started?!" That is one of my favorite parts when getting to know my investors, because this is where I have proven myself to them, and quite frankly, if they are not comfortable, neither am I, and I just assume not do business with anyone who is reluctant. I have found this in the past to be distracting, and although everything worked out in the end, and was profitable, I'd just assume not do business with investors who are a nervous nelly during the process, again, for the simple fact it was very distracting, it consumed a lot of wasted time and negative energy and was overall a very unpleasent experience. So your comfort level is extremely important to me, and my company, as it allows me to focus, be productive, and work towards our mutual goal of success.

 

Our Primary focus is to immediately structure the company with our members and Primary private Investors, who are investing the the company, aside from individual deals. Once all persons and titles are in place, we are immediately ready to begin  by structuring our companies system to perform efficiently and effectively and being productive. We visualize Genesis Investors, Inc. immediately finding the deals, buying the deals, fixing the deals, and then selling the deals, on a consistent basis. We are projecting  to 'Flip' approximately 1-3 Homes per month within the first year of establishment, and then steadily increasing the amount of homes and properties per month as we continue to rapidly produce revanue each year. In 5 years, we project "Flipping" an average of 25 Single Family Homes or Properties per month. 

We are looking for deals with a minimum of atleast $40K projected profit, and often times, have been seeing opportunities in which in todays market $100-150K can be made per 'deal'. 

Our time line to have each Home completed from the purchase date, to being sold to the new buyer, is 30-60 days. 30-45 days roughly for completion,(give or take)and 2-4 weeks, for approximate time for the sale..(give or take...) but all of this will vary greatly on each property.
