get on my buyers list.  i wholesale an average of 2 properties a week, and i also average doing one rehab a month.  if you are interested in great wholesale deals in memphis TN, send me an email.  i wholesale rentals which will cash flow at least $200/mth for sfh, have at least 25% equity, and at least 25k equity.  most of my rehabs i offer are around .50cents on the dollar, and have at least 25k profit after expenses.  email me at jdsproperties@gmail.com
