Private Investors, How do you really locate them fast?

Someone answer this question for us, please. We have a few foreclosures that we can purchase for next to nothing, but need the funds before we can actually make an offer, but need an actual deal or deal worked out on an actual property before anyone will talk to you about loaning you the funds. It is a vicious circle. We just keep going round and round.
Help us out. Give me a contact that will actually loan us funds.

We are looking for a few good Investors interested in working a couple of Assignment of Contract deals with us to help us build a nest egg to get started. After we get a reserve built up, we will change our strategy somewhat. Any help will be appreciated and returned.
