What is the deal with not answering or returning calls??? I am working with a couple investors and a realtor. We had a game plan, and I am finding I am the only one following through! Do these guys have so much money they can sit on all their properties???

I have buyers asking about THIER properties! I can't answer the questions because I am only doing the marketing for them. I get a deal split with some, and a flat fee from others if I find a buyer.

Well, it has been 2 months now since my first post. This is my first update to keep me accountable for my actions, or lack of.

This is STILL an inspirational blog, even though the big deal is dead. The investor we were dealing with, who had the properties under contract, ran out of time. His contract expired, and the owner of the properties put them under contract with another buyer that promised to sell them all. Also the investor we got the properties from did not have time to detail the repairs that our buyers wanted. Buy and Hold OR FLIP?

Sure, you can get a property CHEAP, and have a good 20-30% equity in it when you are finished. But is that enough? In today's market, can you sell it? Seems to me one should buy and rent it out until the market comes back. What do you think? -Denver
