First thing first, don't walk up to a Realtor and let them know that you are a newbie. Simply introduce yourself and let them know that you are interested in a couple of listings that they have.
You want to create that calm relationship with them and don't want to go all in when you first talk to them. Around the 3 time meeting and talking to them, you want to go for the kill and get access to the MLS and expired listings. And guess what folks, it works every time.
