You can hardly read a newspaper without seeing another article about the decline in the real estate market. In fact the first thing I saw on the web today was the top story that the Dow dropped over 300 points because of fears in the housing market.

What’s not being clearly reported is that the market is still in a healthy condition but has under gone it’s normal correction that it does about every 7 years after a strong push of prices going up.

Tenant Screening Tips

I screen my own tenants. I tend to think that I'm a good judge of character. I've been wrong a couple of times, usually because I don't listen to my own instincts or take my own advice. These tips may help you if you manage your own properties.

-In your initial phone interview, be sure to ask "why" they are moving. If they fumble, stumble or complain about their current landlord, this may be a red flag.

-When you take their application, tell them you will be checking all references, employment history and credit history...ask them... continue reading >>

A quality property will get you quality tenants. Set up a yearly review and don't wait too long before you get around to fixing things. Finding the Perfect Neighborhood

1. Make a list of all of the amenities that are close by in the neighborhood you are considering as your new residence. Keep in mind what distances and routes to each of these places are acceptable and what are not.

2. Determine what the best features of the neighborhoods are. This is especially helpful if you are deciding between a few different neighborhoods.

Are there parks nearby?
Is it scenic and visually appealing?
Are there quiet areas, streets, culs de sac?
Are the people friendly... continue reading >>

Most Common Selling Mistakes:

Mistake #1 -- Placing the Wrong Price on Your Property
Every seller obviously wants to get the most money for his or her product. Ironically, the best way to do this is NOT to list your product at an excessively high price! A high listing price will cause some prospective buyers to lose interest before even seeing your property. Also, it may lead other buyers to expect more than what you have to offer. As a result, overpriced properties tend to take an unusually long time to sell, and they end up being sold... continue reading >>

What does Due Diligence mean?

1. An investigation or audit of a potential investment. Due Diligence serves to confirm all material facts in regards to a sale.

Just a Thought on Advertising...

I went to the movies with my family this past week and wondered if any of you did some Advertising in the Theaters? I would think it would be huge with all the amounts of people that sold out every show on Pirates of the Caribbean 3 and other shows as well. We don't have any type of billboards whatsoever here in the Hawaiian Islands.... continue reading >>

I recently cut down 3 tall trees about 12 inches thick in diameter on my 2 Studio Buy & Holds about 2 months ago with my chainsaw because the leaves kept on clogging the gutter system. I left roughly about a 3 to 4 inch stumps from the ground up. I was going to RoundUp Poison so I can clearly see the stumps and keep the area clear of weeds and grass as I mow the lawn each weekend. Remember...I was going to poison but failed to do so.
On that matter, about 3 weeks... continue reading >>
