Chicago is my Home Sweet Home.  I am learning all that I can to make it a better home for others to live.

It is a simple name not requiring a formal assumed name registration and separate tax identification number.  This is just me here, doing what I can on my own - for now. 

Already I am coming across opportunities that I have to pass up and leave to the wind, because I am simply not ready for them.  I am talking about homes all over Chicagoland in well-to-do areas, and I know other investors could be making even more of a killing with some of these offers.  That is why I am dying to learn more of the specifics of Wholesales.

Below are services I can offer today, but I am not currently established with adquate resource to do more than a handful of deals at any given time. 

By autumn, however, I plan to be very busy streamlining a small handful of specific services into one smooth daily operation operation . . .

-wholesales (still learning)

-cashing out seller-financed promissory notes and trust deeds (already brokered the sale of 2; currently involved in 3rd) 

-investing in tax lien certificates, tax deeds, and public land auctions (experienced at bidding on behalf of other investors; extremely knowledgable on tax lien certificate and deed processes; would make for a fine joint-venture or co-op)

-finding lower interest home loans (well networked and familiar with overlooked resources)

-other low-overhead real estate transacting (I still haven't bought a house, yet)

All of this from my lakeside community in beautiful northside Chicago! 

In fact, all of this from where ever I am required.  Chicagoland is my home, but nothing I do limits me to staying in one location.  I am open to hearing from clients anywhere in the US.

Extensive analysis & continual research, being well organized, approaching issues & tasks step-by-step, maintaining extremely low overhead costs, and networking endlessly for new contacts and opportunities is my method.

I look to develop ongoing mutally beneficial relationships. 

TODAY, I SEEK:

1. An experienced investor that can mentor me a little with some wholesaling pointers - Really, someone in Chicago area with this expertise, let's have lunch!

2. Owners of promissory notes and trust deeds that may want CASH NOW!

3. Interested parties to invest in an upcoming tax lien certificate sale in just over one week to receive a guaranteed return of 10%, 25% return within one year OR MUCH MUCH MORE if the property falls in default.  I DO ALL THE WORK!

4. Anyone else that can give me real nitty-gritty, no nonsense advise or assistance in the above mentioned efforts.

Beware of Lauren and Kevin Geiger

 

I see that Kevin and Lauren Geiger are one of your friends on this site (capitalst and lpittas).

I just wanted to mention to be careful of Lauren and her husband Kevin. 

Most of us in the Chicago land area are learning of them.

They have backdoored people…stiffed them on fees….and are now in the process of filing bankruptcy to try to get out of paying people what they are owed. 

If you are speaking to them, ask them for their lawyers name and number to confirm.  If they don’t give it to you......write back...I will give it to you.

 

For what they will tell you on what their real estate knowledge is....they do not know that  this industry is small….and people learn of them fast.  The so called 10 yrs experience was running an unsuccessful mortgage company.

I would not recommend doing business with them and would pass this on to the next person.

have three (3) first position notes 4 sale. One has already received a quote of 24k the other two will be a net sell. no broker chains, must be in direct contact with end buyer / investor.
