Hey there, My name is Brian Ducharme. I have been investing since I was eighteen years old and here is a quick rundown of how it all happened. My business partner and I started our real estate investing endeavors as teenagers. It wasn't easy but we pulled it off! Everyone has heard of the "no money down" techniques that are out there and many people may be skeptical of the idea that a couple of teenagers could perfect these strategies at such a young age. Well it's the truth and it can be done, by anyone!
Starting with "no money" would be putting it lightly. We literally had nothing. I was going to school full time and working for pennies. I stayed up late every night studying the strategies i would need in order to close my first deal (which happened to be a wholesale, and it was for a profit of $17,000) Not a bad pay day for a kid. All together it took about 10 hours to structure that deal from start to finish!
From there on, it created a snowball effect. One deal led to the next. Small deals led to bigger, more profitable deals. Today my partner and I run Southeast Properties LLC and I am 24 years old. We primarily focus on rehabbing and wholesaling (with rehabbing taking up the majority of the business). We earned over $200,000 our first year in business and haven't looked back since. Not only do we invest, we now took on the role of educators as well and created an e-book course to help others get started in this business! Aside from real estate, I love to travel, ride motorcycles and snowboard.

I know that your focus in apartment buildings but I just wanted to let you know that I am interested in SHORTSALES. I Actually would like to be able to do them myself (with my team) but still give a 6% commission to the agent (less work for him/her). I look for 500k upwards to 5 million. I am a cash buyer, and want to relist the property with the agent for a quick sale. Agent must be willing to allow my team the negotiating power. Hello from the windy part of central Arizona, USA.
Thanks for sending me your info.
This info may not fit into your portfolio, but you might know someone else that is looking for land investments. It's always wise to diversify your investments.
Real Estate, as you know, goes in 7-8 year cycles. We are at the bottom on the cycle and this is when you BUY !!!
I currently have 165 Ranch parcels in Arizona for sale. They are from 36 to 98 acres each and they run in price from $20,000 to $62,000, with 10% down and Seller financing for 15 years.
I also have 42 parcels in New Mexico, next to the National Forest. They are 3-4 acres and are cabin/home sites, in the ponderosa pines. They run from $38,000 to $62,000 each. Same terms as Arizona properties.
I have a bank that wants to do a "Fire Sale" on a large tract of developable land on the Hawaii Coast. This also includes a $7,700,000 home.
I am working on a $27,000,000 Master Plan Project on that Big Island tract and I am looking for some strong financial partners that understand land development. The partners need to be able to look at the future and be open minded. They need to look at what is coming up and not what has already happened.
