Question about Short Sale and Lease Option with Seller

I had a thought about a possible solution for those facing foreclosure and I wanted to run it by a few people here to see for one if it's legal and two if it would work.
What I'm thinking about is if someone is facing foreclosure and I buy on a short sale for less, then turn around and do a lease option with the same seller for a price higher then what I paid. Here is a scenario that I'm thinking of.

Asbestos Siding and Suicide

Has anyone ever dealt with Asbestos siding before? I'm wondering about the cost and measures you have to go through to get rid of the stuff? I looked at a potential rehab last night and that was one of the things that need to be addressed.

I found this site that tells you how the foreclosure process works in every state. Good to know if you want to start investing out of state. It also looks like they are going to start selling info for foreclosures as well. I thought it might be useful for someone.

Carports, your best friend?

I was listening to a CD set from a guru investor yesterday and one of his suggestions was to install a carport with his rehab properties that don't have a garage. At first I thought this would be kinda of....well.....cheap. But then I thought about it a little more and realized that this is a great idea and the ROI is huge considering the cost.

On my own!
I'm now on my own as of Tues. I put in my two weeks at work and it turned into getting fired. I guess I shouldn't have told him how I felt. Now I have to decided the best path to take in order to launch my real estate investing. Should I get another job or go after investing with some wholesale deals?
I'd like to get some input on this from some seasoned investors.

Open House Flyer

Here is a wonderful idea that I will share with everyone. Some may already be doing this but it's still a good idea.
Make up flyer's that include a picture of the property as well as all the information about the house. Your typical Realtor open house flyer. The only difference is that you include three mortgage options for that house. They might include a 30 yr fixed with 10% down. A 30 yr fixed with 0% down and maybe a 15 yr fixed with 10% down.

Assigning Purchase Agreements?
Can you assign a purchase agreement or only options to purchase agreements? My guess is that you would have to double close the deal. I have a short sale in progress and wanted to wholesale the house to another investor and wondered if I could just assign it.
