wholesaling Questions need good advice

1st question: When you frist get the seller under contract do you paln a closing with the title company then (before you find the buyer), or after you find the buyer.
2nd question: when you and the seller agree of an offerand have both signed the contract, do you just send it over to the title company. and do they already have to have something before hand to let them know that you are about to send them a contract.
3rd question: when you when over a contract to the title company do they automaticlly do a title search.

1st question: when deciding on a closing date do frist have to check with your title company to see what is available your do you just pick a date and they go with that?
2nd question: when do they tell you the closing cost?
3rd question: when you send them a contract what do they sent you back.
