Mobile Cash Flow

Has anyone ever used mobile homes or trailers as a rental? I noticed in my area that rents on these are very close to what a house would rent for. I'm talking like a $50.00 difference in some areas. Yet these trailers and mobiles are selling between $5000. and $50,000.
So I figure a $5000. trailer that rents at $550 a month, that trailer would be paid off in less than 10 months.
Rehabbed out of the market.

I got to wondering if anyone has rehabbed themselves out of the market? Maybe bought in an area that wasn't that great. Made the house too great for the area. Maybe bought in a great area but went over budget?
If this happens what can you do to cut your losses at the least expense? Now I know I may not get a lot of responses to this. Just for the fact that we don't want to admit we made a mistake.

Hey everyone I was looking to see how many different cookie cutter approaches there are for wholesaling. It seems the one that I wanted to use may no longer be available. Assignment. Real Estate Clubs
I would like to know if anyone can point me in the direction of a good Real Estate club. I live in Porterville, Ca. About an hours drive of Fresno and Bakersfield. I have found a few in Beverly Hills, but was looking for something a little closer. If any one in these areas or in between know of a good club, please leave a comment.

I want to get into real estate investing and am not sure where to start. I think that I want to start in the wholesale part of the business. Tax liens and Deeds

I was looking in to tax liens and deeds as an investment. I notice not very many investors on this site at least, talk much about it. It seems its like buying Real Estate, only its paper. I know there is real property involved. Some states are liens and others are deeds. You pay the taxes and collect the interest. If they don't pay you get the property for pennies on the dollar.
